".… that famous poem by W H Davies sprang to mind as I stood next to “Teddy” looking, transfixed, from the bedroom window of “The Laurels” … you will understand when you go and view the property … but I get ahead of myself; let’s start at the beginning. “The Laurels” stands proudly at almost the highest point of the town in Grovesend and, although it enjoys an A38 address, it sits well above the road isolating it almost completely from the challenge of traffic noise. Even as you arrive, unless you are specifically looking for it, the house hides behind a screen of tall Cypress trees and only when you enter the gates are you aware of just how unique both the house and it’s location are. Park the car in the more than adequate drive way. Up landscaped steps and you are at ground floor level and will start to “feel” the view.


The house dates back to the 1880’s but was extensively remodelled in the 1970’s. Within that re-development the architect added some “quirky” design features that evidence themselves in accommodation arranged over four differing floor levels. The entrance hall is a delight opening upward to give a view of the galleried landing. From this light and airy hall way can be reached the lower floor study that could easily double as a fifth bedroom [I can see a teenager loving it?]. The flowing reception areas are also unusual. The lounge, with its real fireplace, not only starts to whet your appetite for the views across the town to Wales but also commands a great view of the gardens. Walk into this room and, as you turn right the dining room opens up. This light and airy room has double aspect windows to the north and east gardens and also double French doors to the conservatory. This substantial construction is far more like a “room” than some of the “greenhouse” type conservatories you see and the current vendors use this lovely “haven” as a real living room in all seasons.


The kitchen, which has room for breakfast as well, is a well fitted practical room with a large window showing the back gardens. A walk in larder will appeal to the astute domestic engineers amongst you and the fact that the laundry is “elsewhere” will make you appreciate just how much cupboard space is available. Through the kitchen and you have the rear hall with boiler cupboard and on into the utility / laundry room [it’s bigger that I expected] which also gives rise to the ground floor WC [just right for the gardener].


Back to the hall and a few stairs lead to a small mezzanine landing from which you access bedroom two which commands that all too spectacular westerly view. On up the next stairway to the first floor and on the right is the family bathroom; a generous room with a spectacular “alcove” bath which is part of the 4 piece white suite. Clear glazed windows from this private room offer fine views across open countryside. Next on the right is the airing cupboard followed by the master suite which again is both light and spacious. The double aspect windows have the fine countryside aspect and, perhaps more importantly, face the “sunrise”. The en-suite shower room has a modern white suite of wc, hand basin and fully tiled shower cubicle … and, of course, those country views. On the first floor front you will find a further double and single bedrooms and … Teddy … so be prepared to “Stand and Stare” … enjoy it.


Outside the house offers a cavernous double garage and a garden store. The garden lies mainly on the northern side of the house. By roughly measuring this from satellite studies the whole plot is nearly half an acre and certainly feels “larger than the average” garden for this area. Mature trees, fruit, shrubs, flower borders … it’s got so much to offer that I couldn’t do it justice in words. There is only one thing for it … you will just have to go and see it.
